River Wilderness is located in Parrish, FL off Old Tampa Road and is conveniently located just minutes from I-75, 26 miles from Downtown Sarasota, 20 miles from Holmes Beach and 22 miles from Sarasota Bradenton International Airport. This Parrish, FL neighborhood also has easy access to Tampa International Airport and St. Pete-Clearwater International Airport. The neighborhood is also just minutes from several grocery and shopping options like Publix Supermarket.
Schools nearby include Annie Lucy Williams Elementary School, Buffalo Creek Middle School, and Parrish Community High School.
The Neighborhood
River Wilderness is a thriving and active community with over 900 homes built between 1986-2022, and residents take pride in being both highly active and socially welcoming to newcomers. There are two new sections sections under construction called The Islands, offering private harbors and individual boat docks with direct access to the Manatee River, and Cypress Glen, offering maintenance-free homes.
Known for its beautiful, mature tree-lined streets and wide variety of home styles, this neighborhood is growing on 1500 acres of land with nature and wildlife everywhere you look. Within the community, there 59 lakes and ponds (fishing allowed in some lakes with “catch and release” policy) and an abundant amount of wildlife which includes alligators, hawks, spoonbills, herons, ibis, wood storks, cranes, turtles, cormorants, anhinga, fox, bobcat, squirrels, eagles, osprey and many types of fish.

The HOA maintains the common areas but homeowners are responsible for their own yard care. River Wilderness does not have a CDD (Community Development District; additional tax assessment included on a property’s annual real estate tax bill which pays for the initial and ongoing infrastructure cost for community development).
