Sarasota-Manatee County Real Estate Market Update: August 2025

This month’s report is based on the latest July 2025 data, giving you a clear picture of where the market stands today. Market Overview

The Sarasota and Manatee housing market continues to adjust with a blend of steady sales and shifting prices. Single-family home sales were steady, with 1,347 closed sales in June, up 1.4% from last year. The median sale price came in at $480,000, which is down 1.4% year-over-year but higher than the month prior.

On the condo and townhouse side, there were 440 closed sales, which was a 13% dip from last year. Prices also adjusted, with a median sale price of $307,000, down 11.4% compared to last year.

Time on Market

Homes are taking a bit longer to sell compared to recent years. For single-family homes, the median time to contract is now 60 days, up just slightly from 59 days last month.

Condos are averaging about 70 days on the market before going under contract. This means buyers have a little more breathing room compared to the frenzy of previous years.

Inventory & Competition

Inventory continues to climb across both property types. Single-family homes had 6,533 active listings in July, which is up 17.6% from last year, although slightly down from the previous month. Condos followed a similar trend, with 3,852 active listings, an increase of 17.8% year-over-year.

This translates to about a 5.2-month supply of single-family homes—just shy of the 5.5 months that is considered a balanced market. Condos, however, are sitting at a 7.9-month supply, tipping more toward a buyer’s market.

What This Means for Buyers

If you’ve been frustrated over the past few years with bidding wars, there’s good news. You’ve got more homes to choose from, more time to make decisions, and a little more negotiating power. Sellers are receiving about 92% of their original list price, which is down from nearly 95% last year. That means discounts are back on the table.

Now sellers, don’t panic—homes are still selling! But strategy matters more than ever. Pricing your home right from the start is key.
